MARKET OVERVIEW
March's closed sales of detached homes in San Diego County dropped by 7.0%, while inventory rose by 31.5% compared to the same period last year. For attached homes, closed sales decreased by 10.8%, with inventory increasing by 60.9%. Although mortgage rates have remained in the mid-to-high 6% range, the additional supply seems to have helped draw some buyers out of the woodwork, even as sales prices continue to rise. Ultimately, interest rates will determine the strength of the housing market this year. The charts below provide a snapshot of the San Diego County market.

MONTHS SUPPLY OF INVENTORY
Historically, a 4–6 Months Supply of Inventory (MSI) has been associated with a neutral market — one that doesn't favor either sellers or buyers. A supply of less than 4 months generally favors sellers, while more than 6 months usually favors buyers. MSI can vary significantly between locations, property types, and, as illustrated in the chart below, across different price ranges.
