MARKET OVERVIEW
Elevated home prices and higher interest rates continue to impact buyer activity in San Diego County. February's closed sales decreased by 11.1%, while inventory increased by 35% compared to the same period last year. Demand is expected to rise during the spring market; however, recent trends suggest that more homes will come on the market and accumulate. Ultimately, interest rates will determine the strength of the housing market this year. The charts below provide a snapshot of the San Diego County market.

MONTHS SUPPLY OF INVENTORY
Historically, a 4–6 Months Supply of Inventory (MSI) has been associated with a neutral market — one that doesn't favor either sellers or buyers. A supply of less than 4 months generally favors sellers, while more than 6 months usually favors buyers. MSI can vary significantly between locations, property types, and, as illustrated in the chart below, across different price ranges.
SELLING TODAY
Many sellers are realizing that the current market is not as fast-moving as it once was. Homes priced above $2 million, representing the luxury market, account for 18% of the inventory and 8% of the demand in San Diego County.
